Every week I go through the Coachella Valley hot sheet looking for a few things: a new listing worth talking about, a property back on the market, or a price that's starting to look like a good deal. This post is about that last group. Here are the three homes that have come down the most from their original price, with a few notes on each.
The week in one paragraph. Of the 339 active listings on this week's Coachella Valley hot sheet, 89 (26%) were priced below their original list price, with a median reduction of 4%. Cathedral City showed the deepest cuts, with a median reduction of 6.7%, and Palm Desert the shallowest at 2.7%.

Now $899,000 (originally $1,095,000)
The remodel is the story here: a reconfigured kitchen and primary bath, new flooring throughout, and a pool and backyard with a lake view. The main house has two en-suite bedrooms, and the third is a detached casita with its own bath. It has been on the market 112 days. For context, a larger four-bedroom in Mission Shores closed last week at $920,000.

An updated condo on the Desert Princess golf course, sold furnished, with short-term rentals allowed and a January to March renter already in place. It sits on leased land, recently extended through 2069, with ground rent of about $187 a month on top of $995 in monthly HOA dues. Leased land affects financing and long-term value, so it's worth understanding before comparing this price to homes on owned land.

Now $379,000 (originally $439,000)
A 2014 Pulte three-bedroom with a new air conditioner and a tankless water heater. At about $228 per square foot, it's priced below the three Sun City Shadow Hills sales that closed last week. Two things to know going in: Sun City Shadow Hills is a 55+ community, and this property carries a Mello-Roos assessment, so confirm that amount early.
